eXp Realty agent Rick Geha kicked off the Path to Production breakout on the final day of EXPCON in Las Vegas, opening with “Building Your Business Through Community.” This inspiring session explored how nurturing and engaging with the local community can dramatically impact a real estate career.

“Find your community or communities, make them organized and systemized so that people will never forget your contribution,” he said.

Cultivating Collaborative Spaces

Allison Gaddy then took the stage to lead a panel featuring Chuck and Angela Fazio and Jay and Ashley Nelson. They discussed collaboration as the cornerstone of success, sharing insights and strategies for leveraging collaboration to drive growth, expand networks and thrive.

“I am really active on social media with my agents,” Ashley said. “It helps me really get to know them and their families. You have to be intentional about building a community.”

“There are two reasons agents fail in real estate,” Jay added. “They don’t have a good work ethic and they don’t have the right playbook. I want everyone to win, so each week we are pouring into each other.”

Angela advised making your own community: “Be the leader of your community and people will follow,” she said.

“We don’t quit,” added Chuck. “That’s the difference. You are at the right company. Focus on the blessings. Changing someone’s life is the best high out there.” 

It’s Never Too Late to Start Over

Will Higgins kicked off a discussion on how to start over on the path to achieving long term goals. He noted there are three keys to success: “The key is having ONE decision, ONE goal and ONE tool,” he said. “What are you going to do to get there? We have heard many different ways and there are many different distractions but you just need one tool.”

He explained how getting let go from his job led him on the path to real estate. “That was my one decision. My goal was then to make a specific amount of money at the outset, and I achieved that goal.”

Will Higgins led a talk on how to restart a real estate career.

Will explained that most Realtors fail because of obscurity; no one knows who they are. “I am in a tough market and fighting obscurity so my tool was social media. I came up with a social media strategy that would help me meet my goals. In three years I sold almost $30 million in real estate just to people at the gym with that strategy.”

Michelle Saward took the stage to share invaluable insights on how to achieve a balance between personal well-being and professional success. With her engaging presence and wealth of experience, she provided the audience with practical strategies and actionable tips that can be applied in their daily lives. 

“I was constantly living in a state of ‘should,’” she said. “I was obsessing over whether I was doing enough and if I was good enough. All that stuff keeping you awake are the thoughts that need reflection.”

She suggested identifying what is holding you back and then working through that so it can be released. “It takes courage to have hard conversations with yourself and the people in your life,” she said. “It’s easier to avoid it. Only through a breakdown can you have a breakthrough.”
