Art Garcia joined eXp Commercial in late 2022, but he is the first to complete and earn eXp Commercial’s valuable Lipsey MiCP® training (Masters in Commercial Property) designation, which sets him up for the next chapter in his long and successful career.
“I’m a lifelong learner,” said Art, who is based in Phoenix. “I always like to take on challenges, especially if it means improving myself.”
Art Garcia is a fourth-generation Mexican-American with a quarter Yaqui heritage from his father’s side, so dealing with tri-lingual languages and cultures was part of Art’s DNA.
It has served him well. His English and Spanish fluency helped him navigate a career as an environmental health and safety property manager with MTD Products, taking him to huge facilities in the southwest United States, tribal federation land and Mexico.
MTD saw his acumen and extended commercial real estate responsibilities to him. He fell in love with it.
“I was the go-to guy for real estate. As part of my corporate support role, I managed the real estate requirements for our division for over 15 years. My responsibilities included identifying suitable properties, space planning and design, lease administration, developing and managing the real estate budget, and property management. I loved it.”

When MTD was acquired by Stanley Black & Decker in 2021, Art took the buyout package and then fully turned his attention to commercial real estate.
In addition to taking as many classes as possible at eXp, Art is also working with an eXp Mentor to learn the business broker side of the commercial real estate business.

When and why did you join eXp? Who introduced you?
“I joined eXp Commercial in October of 2022. I researched eXp in 2019 and was ready to sign up, but eXp Commercial did not exist at that time. The eXp business model caught my attention because it allows me to build and grow my brand independently while having a great support system. The available resources, revenue streams, training, and framework for effective collaboration ultimately brought me to eXp Commercial.”
How long were you considering the move to eXp?
“I was easily convinced that eXp is the real estate company for me to succeed in CRE. eXp has extensively leveraged technology to give its agents a great advantage over the competition. Technology has always been an important tool in all of my endeavors, and a tool like eXp World is a game changer for me.”
What are your impressions of eXp so far?
“I regard eXp as a truly agent-centric real estate company. It’s where lifelong learners like me can find CRE-related information, data, real-world examples, and strategies to execute our business plans. I have taken advantage of the business brokerage opportunity with eXp and believe this will add another dimension to my service offerings. The commission splits, cap, and lack of territory limitations are exceptional compared to other real estate companies.”
What is your product specialty?
“My experience in commercial real estate includes office space and industrial properties, such as manufacturing facilities, warehouses, specialized product testing laboratories, and assembly plants.”
