Life and business in Las Vegas was good for David Golden. Over the course of his 26-year career, he built two Keller Williams franchises to more than 250 agents each and closed on over 18,000 transactions.

Then in 2017, Rosie Rodriguez, a business colleague, suggested he watch a video about eXp Realty. He loved what he saw and accepted an invitation to an event where he met with eXp leaders. He was given a challenge: ‘Try to break the eXp model.’ He looked for problems with the model and tried to poke holes in it, but couldn’t, and it was exactly the kind of result that drove his interest through the roof.

David Golden says eXp’s business model is exactly what he was looking for – freedom and security.

“I was watching eXp agent Rob Flick explain revenue share. That’s when I broke down in tears, turned and hugged Rosie and said, ‘You have no idea what you’ve just done for me and my family.’”

“At that moment I knew this was the answer to my prayers,” said Golden. “eXp was the answer I’d been looking for. Not only did I find the path toward financial freedom I’d been searching for for years, but I’d also found a way that allowed me to help my fellow Realtors do the same.”

Golden Headed for Vegas to Strike It Rich …

When he started his real estate career at age 18, Golden was already clear about the kind of life he wanted. It included things such as location independence, the ability to set his own hours, have no limit to income, and offer a blurry line between work and play.

“I was determined to build a life I didn’t need a vacation from,” he said.

His plans didn’t include college, but that didn’t stop him from continuing his education. The father of a high school friend was the owner of a few Prudential California Realty franchises in San Diego and served as Golden’s first mentor. 

In 1995, Golden got his real estate license and joined his mentor’s office where he quickly found himself closing thousands of transactions for HUD (Department of Housing and Urban Development) in Southern California. 

Being a voracious reader, in 2003 Golden noticed that financial books, magazines and articles all indicated that Vegas was the next big thing. So, he rolled the dice and sold his home in San Diego and moved to Las Vegas.

He took the profits from his home sale and bought one property — a resale — and then bought three new construction homes, putting just $1,000 down on each with the intention of flipping them. It worked like a charm. In 14 months, the new construction values soared. He closed escrow on his first property and made $111,000. Then came the second for a profit of $90,000, and the third which netted $70,000.

“I’d never seen that much money in my entire life,” said Golden. “I’d just been to the ATM and literally had $200 in my account. The next day, I had $111,000. It didn’t seem real, I just hid out for a while and let it all sink in.”

… Then It Came to a Crashing Halt

Around 2006, the market crashed, hitting Vegas hard.

The pool of investors Golden had been working with and their deals dried up; no one could buy or sell. No one could get a mortgage. Business came to a screeching halt. That’s when Golden was recruited by Keller Williams to be a team leader. They wanted him to help grow a brand new office. He was to run the day-to-day operations, train and coach their agents, and recruit. 

In his first year, Golden recruited 122 agents and was awarded the prestigious Double Black Belt award for having ranked No. 3 team leader in the country.

The next year, Golden was hit with a medical setback and was diagnosed with supraventricular tachycardia. Despite being sidelined for a bit, he still managed to recruit at a high level. But, it wasn’t good enough for the operating partner who let Golden go six months short of his vesting schedule.

Golden moved over to Realty ONE where his team had more than 200 closings a year in both 2011 and 2012. 

In 2013, Golden was wooed back to Keller Williams where his team helped their market center become the No. 1 ownership group in the Southwest Region.

eXp Gives Golden the Ability to Live His Life As He’s Always Dreamed

Golden joined eXp in January 2018 and is focused on training and coaching his team of agents.

“I sold my last house in November of 2018 — that is the most satisfying real estate story I have,” said Golden. “How many agents do you know who’ve successfully retired from selling homes? I’m living proof that it’s possible with the eXp model and determined to make sure every real estate agent out there knows it.”

Golden says eXp is special to him because it allows agents the opportunity to own their own brokerage without the liability and overhead of a traditional model.

“My whole goal in life is to do what I want, when I want, with who I want, as much as I want.”

It looks like Golden is well on his way to achieving that goal.
