Lake Havasu City eXp Realty agent Eric Gedalje is a rags-to-riches success story, with each chapter of his journey more inspiring than the last. By 2021 and at the age of 28, Eric had established the Gedalje Group, which quickly grew into a 12-agent powerhouse at eXp Realty, closing an impressive $136 million in sales across 346 units that year. 

Fast forward to today, and Eric’s team has expanded to 18 agents and added five staff members, now averaging $250 million in sales annually, putting him as one of eXp Realty’s top 50 producers.

Eric attributes this success to the high productivity of his agents, solidifying The Gedalje Group as the go-to for real estate agents in Lake Havasu City.

“Every single one of our agents is probably doing a minimum of 20 units a year. I have some in the 30, to 40 to 50-unit range and I think that’s what has attracted top producers to our group because we have become known as the go-to team in Lake Havasu City.”

Eric Also Focuses on Investment Properties

But Eric’s ambitions extend beyond residential real estate. He’s deeply involved in real estate investments, channeling 90% of his income into projects where he often doubles as both broker and investor. Here are a few of the deals he is working on:

  • The Villas at the Foothills – 146 homes in 3 phases. Getting ready for the final phase. Eric is an investor in this project.
  • Toy Storage – A commercial development for the storage of boats/RVs. Phase 1: All 46 units sold and getting ready for phase 2.
  • Paradyme Storage – A 14-acre parcel, 220-unit development with insulated high-end storage. Phase 4 has begun. Eric is the main investor on this project.
  • Paradyme Barn Caves – High-end storage with living components. 155 units with a community pool, gym, and pickleball. Opening in Q4 of 2025.

“When you’re going into the project with a vested interest as well, it gives them (developers) that much more confidence to develop the project. I’ve made some sacrifices by not buying the big fancy toys and personal property. I’ve reinvested into real estate tenfold and that’s led to development opportunities for our group.”

Eric’s World Has Come Full Circle

Eric’s journey has come full circle in many ways, but one particular transaction stands out. As a young aspiring Realtor, Eric rented a room for $500 a month while working in a restaurant and studying for his real estate license. Recently, he was approached to list that very home for sale, successfully selling it for $588K. It was a poignant reminder of how far he’s come. Read his reaction below:

Opening a New Office and Future Plans

Despite his busy schedule, Eric is dedicated to helping his team navigate the recent NAR mandate that came into effect on August 17, significantly altering the real estate industry. He sees this change as an opportunity to further elevate the group’s presence in the market.

In addition to his real estate ventures, Eric is preparing to open a new office on vibrant McCulloch Boulevard. The office, which has undergone extensive renovations over the past 14 months, is set to open in early September. 

“I think it can be effective to maintain morale and have a place of business where they feel they can go to lock in for a couple of hours. I don’t have expectations for them to be there from nine to five but a nice place where they can bring clientele and be proud to be a part of our group. I think that helps with retention, morale and production.”

Balancing all of these responsibilities isn’t easy, but Eric credits his wife, Caitlin, who has taken on the role of Chief Operating Officer for the Gedalje Group, handling everything from onboarding agents, to working with vendors and ensuring oversight with the Gedalje Group’s brand.

“If it wasn’t for my amazing wife, I don’t know if I’d be alive,” he says. “The business can be stressful, but I love the action. It definitely gets a little overwhelming, but without my wife, I would never be able to do it. I think I won the lottery when I got her as a partner. She’s amazing.”
