Costanza Genoese Zerbi doesn’t do anything halfway. Whether she’s crossing the finish line of the Boston Marathon (twice), closing $90+ million in real estate volume in a single year, or walking her two mischievous boxer dogs at sunrise, she brings passion, precision, and a colorful zest for life to everything she touches.
Now, the dynamic founder of Costanza Genoese Zerbi & Associates Real Estate in Long Beach, California, is making her boldest move yet – joining eXp Realty. (Read the press release here.)
“I could not be happier,” Costanza says of her April 2025 move. “I feel like I’ve found my real estate home.”

After nearly a decade in the business, working with Coldwell Banker and Redfin, Costanza finally landed where she feels she belongs. Her decision to join eXp came after years of careful consideration and conversations with respected peers like eXp Realty agents Jeff Anderson and longtime friend Roddy de la Garza.
“I was looking for that difficult balance between a large organization with lots of tools but without time-wasting bureaucracy – and I think I found it.”
Roddy said, “As someone who has worked alongside Costanza for nearly a decade, she is a powerhouse — driven, principled, and fiercely dedicated to her clients. At eXp, she and (her husband) Neil, will thrive in a culture that supports their brilliance, not feeds off it. We’re proud to be the platform for all the great things they’ll do next.”
From Italy to SoCal, With Stops in Between
Born and raised in Italy, Costanza’s life and career span multiple continents and cultures. She’s lived in Southern California, Northern California, and even the Netherlands, picking up a wealth of experiences – and fluency in two languages – along the way.
Her academic credentials are equally impressive: a UC Berkeley undergraduate degree and an MBA from UCLA. That educational foundation, paired with a Fortune 100 background in classical marketing, helped shape her business acumen and client-focused approach to real estate.
“I specialize in helping people,” she says. “I’m just as comfortable selling a one-bedroom condo as I am a luxury villa or a multi-unit investment property. It’s about market diligence, connection, and changing lives – one client at a time.”
A Top Producer With Media Credentials to Match
With $65,282,497 in closed sales across 65 units in 2024 alone, Costanza ranks among the top-producing agents in the country. She’s earned a spot on the RealTrends Top 500 list in both sides and volume for the past four years. Her expertise has made her a go-to resource for media outlets like Fox, CNN, KTLA, The Wall Street Journal, and the LA Times.
But while the spotlight finds her often, Costanza is quick to point out that her success is built on relationships, not headlines.
“It’s not about the transaction. It’s about being a part of someone’s journey – buying their first home, selling a beloved property, or building a future through real estate investing.”
A Home for Visionaries
At eXp, she’s found a place where that vision can thrive. With a structure that supports independence while offering a deep bench of resources and collaboration, eXp aligns with her entrepreneurial mindset.
“I thrive in a cross-functional setting where I can seek out expertise, learn from the best, and share my own experiences. eXp gives me that. It’s not just a brokerage – it’s a community of peers and innovators.”
And the family element is growing, too. Her husband, Neil, recently got his license and is joining the business to help expand their reach. “We’re building something together,” she says with pride.
Up Before the Sun
Costanza gets her energy from her daily 6 a.m. walks with her two boxer dogs, Buster Doglass and Cashew Clay. Or maybe it comes from that marathon mindset: focused, disciplined, and always moving forward.
“I ran my first Boston the year after the bombing,” she says. “I had to run it as an answer to terrorism, so I ran my first marathon in order to qualify for Boston — and I did. It was a powerful, emotional experience. I got injured at mile 6, but I found a way to finish. That’s how I approach everything in life. You keep going. You adapt. You give it everything you’ve got.”
Now, with eXp Realty as her professional home, Costanza Genoese Zerbi is running toward her next big chapter – with no finish line in sight.
