In a first-time offering, a Script Battle was held and it did not disappoint. During Monday’s eXpcon 2024 in Miami, top eXp Realty agents Renee Funk, Ricky Carruth, and Phil Hahn battled each other in a role-playing session before a packed house. Then on Wednesday, the two finalists — Renee Funk and Phil Hahn faced off for the crown and Phil emerged the winner.
Agents from the audience would pose objections they hear from clients and asked the panel to handle how they would answer these challenges. Toronto agent Courtney Carroll facilitated the questions, wearing the “championship belt” that will go to the eventual winner.
Some of the examples of the challenges were:
The Election. An agent in the audience said he deals with clients who are waiting for the election to be over to do anything.
Interest rates. Sharon Bean, from New Hampshire, asked how to handle clients who are waiting for interest rates to go down. “Why should I buy now?”
eXp sounds too good to be true. Hugh MacLeod, an agent from New Zealand said when he is trying to grow his team and add agents, they are skeptical that eXp’s model is “too good.”
Dealing with difficult clients. Adam Naamani from Vancouver, B.C., said he has troubles dealing with finicky and demanding luxury clients.
Signing a buyer’s agreement. Raj Seth from Sugarlands in Texas was trying to get guidance on how to get a buyer who wants information to agree to a buyer’s agreement before he works with them per the NAR Settlement decision in August.
