The Listing Life: Italian Villa. Louisiana Address. Passport Not Required.

Warning: This Listing May Cause an Overwhelming Urge to Book a Trip to Italy.

If your Pinterest board is equal parts Lake Como, Italian villas, and "one day," you're going to want to keep scrolling.

At $12.5 million, 409 Worth Avenue feels like the kind of place you'd expect to stumble upon while wandering through the Italian countryside, not tucked inside a Louisiana neighborhood.

Presented by eXp Realty's Elaina Silva Thrasher, the estate could become the city of Lafayette's highest-priced residential sale. It also comes with a story that's every bit as memorable as the home itself, beginning with a chance Zillow lead and ending behind the gates of one of Acadiana's most remarkable properties.

A Journey Into Your Favorite Fantasy Book

Calling all ACOTAR fans. If you've ever imagined what the Spring Court's front entrance might look like in real life, this comes pretty close.

Towering wrought iron gates framed by carved stone open beneath a line of soaring cypress trees, creating an entryway that feels like you landed in the middle of a fantasy book.

As you move to the other side, a wide limestone bridge carries you toward the home, crossing a long reflecting pool where carved stone fish fountains send streams of water.

It's theatrical in the best way.

Welcome to Palazzo Paradiso

The five-bedroom, nine-bath estate spans more than 11,000 square feet, with a façade that balances timeless European architecture and thoughtful craftsmanship. Imported coral stone wraps the exterior, courtyards and walkways, giving the home its distinctive character while remaining naturally cool year-round.

While the architecture celebrates Old World design, the technology is thoroughly modern. A fully integrated smart home system manages the lighting, climate, security, audio and entertainment systems, allowing the craftsmanship to remain the star of the show.

This Home Has Inlays From the Vatican (Yes, Really.)

This grand yet surprisingly warm interior pulls out all the stops.

Masterfully curated by acclaimed interior designer Monique Breaux of Posh Exclusive Interiors, the home pairs timeless European design with materials sourced from around the world.

“In a world where so much is built for convenience and speed, this home feels like it was built with patience,” says Elaina.  “That’s what I connect with most. You can feel the care that went into it, and I think that’s what makes it so special.”

Imported marble flooring, grand fireplaces, and handcrafted architectural details create an elegant backdrop, while rare mosaic inlays sourced from the Vatican add one of the home's most distinctive touches.

Luxury continues beyond the finishes with a climate-controlled wine room, private theater, billiards room, elevator, and an executive office wrapped in rich floor-to-ceiling mahogany.

Advanced features like biometric access, bullet-resistant glass and a secured private living quarters system bring modern convenience without taking away from the home's timeless character.

The Vacation Is in the Backyard.

The backyard feels more like a private luxury resort than a residential property. An award-winning wet-edge pool overlooks the water, while glowing gas lanterns, manicured gardens and expansive terraces create a setting designed for long dinners, quiet mornings and everything in between. A fully equipped pool house, outdoor kitchen and built-in pizza oven make entertaining feel effortless.

For Elaina, this is the part of the home that never gets old.

"The backyard gets me every time," she says. "The house is breathtaking, but the backyard is where I feel the magic of the property. When you step outside, everything seems to slow down. The water, the pool, the architecture, the privacy. It creates this feeling of being on vacation without ever leaving home."

Every Great Listing Has a Story

Like so many real estate stories, this one started with a Zillow lead.

Elaina first met the clients while helping them navigate a For Sale By Owner (FSBO) transaction. That one deal quickly turned into another, then another, and they continued searching for investment opportunities together. Along the way, one property kept coming up in conversation.

The home had a history, incredible craftsmanship, and plenty of untapped potential. The only problem? Getting inside wasn't easy.

"It took persistence and determination before he was finally able to connect with the right people and step inside," Elaina says.

He purchased the estate and spent months restoring it, carefully bringing the property back to life. Throughout the process, Elaina stayed involved, helping with research, market analysis, connections, and ideas long before the home was ready to hit the market.

"What makes this story special to me is that it wasn't built on a listing presentation," she says. "It was built on trust and a shared vision."

The relationship behind the listing also shaped the way Elaina approached marketing it.

"Honestly, I've spent less time thinking about how to market a house and more time thinking about how to introduce people to it," she says.

"The strategy isn't to market a house. It's to market an experience."

Properties at this level require a completely different approach because the buyer pool is much smaller and often extends far beyond the local market. Luxury video production, targeted digital advertising, national and international exposure, direct outreach to luxury agents, private networking and storytelling all work together to introduce Palazzo Paradiso to buyers who will appreciate what makes it so extraordinary.

"At the end of the day, I'm not trying to get this property in front of everyone," Elaina says. "I'm trying to get it in front of the one person who walks in and says, 'This is exactly what I've been looking for.'"

The Final Impression

By the time you reach the end of the tour, it's easy to understand why Palazzo Paradiso captured so much attention.

The architecture is unforgettable, the craftsmanship rewards a closer look, and the story behind the listing is a reminder that the best opportunities in real estate are often built long before a sign ever goes in the yard.

Palazzo Paradiso is currently pending, but one thing is certain: homes like this don't come around very often.
