The Glow-Up Begins
Tucked along the Nevada-Utah border, West Wendover is known for weekend casino crowds, wide desert skies, and a quirky blend of small-town charm and high-energy tourism. Though the city has a core population of around 5,000, it swells to more than 35,000 on weekends. But behind the neon lights and salt-flat vistas, something bigger is unfolding: a bold plan to give the town its first true downtown.
The city has officially unveiled its Downtown Civic Center project: a 30± acre, fully improved, mixed-use district designed to become the heart of West Wendover’s community and commerce. With new roads, sidewalks, historic-style gas lamps, and all utilities in place, the groundwork has been laid—literally—for a new era of growth.

Located between Wendover Boulevard and I-80, the site is in a prime spot for new growth, giving developers the chance to bring in restaurants, homes, community spaces, and more, all designed to reflect West Wendover’s walkable charm and small-town spirit.
To help bring this vision to life, the city tapped eXp Realty and eXp Commercial talent, enlisting an agent and advisor whose collaboration mirrors the project itself: a balance of local insight and big-picture expertise.

The Duo Behind West Wendover’s Downtown Revival
It started with a magazine. That’s where Natalia Loll first saw the announcement about the city’s plan for a new downtown.
Having lived in West Wendover since 2006 and built her real estate business across the surrounding region, Natalia immediately felt a personal connection to the opportunity. She’s also the only real estate agent who actually lives in West Wendover, a fact that truly sets her apart.
Natalia earned Rookie of the Year in Elko County her first year in real estate and was named one of eXp Realty’s Top 10 Individual Agents in August 2024. She specializes in residential, land, and investment properties, but she knew that this project would require an experienced commercial partner.
Through an eXp Commercial Zoom call, Natalia connected with Pamela Junge, a Las Vegas-based development specialist. In the past 12 months, Pamela has closed $24 million in residential sales and $13 million in commercial volume. She’s a four-time ICON award recipient and earned her CCIM designation at just 23.
“We hit it off right away and knew it was a co-brokerage opportunity to represent eXp like none other,” Pamela said.
Together, they built a co-brokerage agreement through eXp, outlining clear roles from the beginning.
“With eXp’s Co-Brokerage agreement, we were easily able to define and determine roles in the beginning and really set the tone for expectations,” Pamela added.
Over several weeks, they built their proposal and submitted it to the city. Their response stood out.
“What made it successful was trust and clear communication,” Natalia said. “We respected each other’s strengths. We worked with heart, not ego, and that made all the difference.”
Now, they serve as co-listing agents on one of Nevada’s most ambitious small-town development projects, helping to guide the city’s vision from paper to possibility.

Why This Matters
West Wendover’s Downtown Civic Center marks the beginning of a new chapter for the city, one focused not just on economic growth, but on community identity, walkability, and long-term livability.
“For the first time, there’s a real, intentional plan to create a walkable downtown that serves residents, attracts new businesses, and gives our community a true gathering place,” said Natalia.
The city has already done the work to make that plan possible. Infrastructure is in place, zoning supports mixed-use development, and the aesthetic foundation—from parks to street lighting—has been thoughtfully designed.
At its core, the project is about more than buildings. It’s about creating a place where people can gather, grow, and take pride in where they live.
“The 30-acre parcel will be the beacon of Northern Nevada small-town living with a big, bold vision,” Pamela added.

Looking Ahead
With Phase 1 lots ready for development, the next chapter belongs to the visionaries and builders who see West Wendover not just for what it is, but for what it can become.
