In a landmark move for digital-first real estate, Kyler Ferris, founder of Ferris Realty in Conroe, Texas, has joined eXp Realty, bringing with him a 45-agent team and a formidable $164 million in 2024 sales volume. (Read the press release here.)

Ferris also operates the highly successful “Living in Houston, Texas” YouTube channel, which directly drove 175 of the team’s 368 transactions last year – nearly half their total production.
Kyler Joining Forces With Another Houston YouTuber
In a strategic partnership this will reshape the Houston real estate landscape, Ferris has combined forces with his chief competitor, eXp Realty agent Joe Rodriguez, leader of “The Original Living in Houston Team” and co-operator of Houston’s largest real estate YouTube channel. Rodriguez’s channel has nearly 60,000 subscribers and almost 7 million views. Together, their YouTube presence now represents the largest media-backed real estate team in Texas.
This newly unified mega team is projected to generate over 5,000 high-quality inbound leads annually – all organically through long-form, hyper-local video content. The result? A scalable, modern real estate operation built on trust, tech, and targeted storytelling.
Why They Returned to eXp
The Ferris team had previously affiliated with eXp Realty in 2023 but left to form their own independent brokerage, citing underutilization of eXp’s systems. However, the demands of operating a full-scale brokerage, combined with eXp’s evolving offerings and the opportunity to partner with Rodriguez, made a compelling case to return.
