Boston-based luxury real estate agent Jill Boudreau has always been a disruptor and she’s doing it again, joining eXp Realty’s luxury division in early 2025.

After identifying a well-maintained but outdated home in a coveted location in Chatham, she recognized its potential for a high-end flip.
Initially listed at $2.7 million, the property lingered on the market before experiencing price drops. Boudreau encouraged her client, a developer, to take another look when the price fell to $2.2 million. With her negotiation skills, the property ultimately closed for $2.05 million, giving her buyer/developer significant room for renovation and resale at an estimated $3.5 million.
“Every room in that house needed to be kissed. It wasn’t in disrepair, but just needed some love. Everything was mauve. I love to renovate, so when I saw this, I thought, ‘this is gold.’”
Her keen ability to identify opportunities isn’t just limited to real estate – Boudreau has a personal history of embracing bold challenges. In 2023, she completed a thru-hike of the Appalachian Trail from Georgia to Maine, covering 2,200 miles while still managing to average $2.7 million in sales. The experience, she says, reinforced her resilience, discipline, and ability to push through tough conditions – qualities that serve her well in luxury real estate negotiations.
The Wellesley Listing That Made Headlines
Among Jill’s many career highlights, one of the most talked-about was her listing of a grand 10,000-square-foot Georgian mansion on 11 acres in Wellesley. Originally listed with another agent, the property struggled to attract attention despite its prestige. When Boudreau took over, she knew she needed a game-changing strategy.
To ensure top exposure, she orchestrated an extravagant open house event featuring none other than “Shark Tank’s” Barbara Corcoran. The event, by invitation only, brought together 150 of Boston’s top agents. Complete with valet parking, a police detail, a string quartet, and a fully catered experience, the showcase turned the listing into the talk of the town. It garnered significant press coverage, including a full-page feature in the Boston Herald, and ultimately attracted a buyer from London. The event was a masterclass in luxury real estate marketing.
